Manage lease execution and serve as a liaison between Grandscape, its tenants and vendors. • Reviews LOI’s, LOD’s and Final Lease Agreements for deliverables and constraints. Determine and analyze any site constraints for proposed projects. • Guide the Tenant and Tenant consultants to a successful on time and budget opening of their venue. • Monitors budget, audits and logs all expenses related to assigned projects. • Maintain data in a Tenant tracking system including: Tenant Delivery of Premises, Tenant Status Reports, Tenant Variances, Key Contacts, Close Out, Change Orders and Tenant Improvement Dollar tracking. • Monitor tenant move-in and openings. Provides updates back to leasing team. • Ensures operational and functional tenant/landlord deliverables set forth in the lease are followed. • Integrate the Tenants design decisions with the Landlord’s quality and standards • Respond to and resolve any tenant problems in a timely manner. • Update tenant contacts, progress status, critical dates, and rent commencement criteria. • Perform Tenant construction close out procedures, and the ability to identify and produce retail and restaurant punch lists and close out documentation. • Assist in preparation of accurate construction cost estimates for projects up to $2,500,000 in value. • Assist in negotiating and awarding contracts to the lowest possible bidder.
Manage, coordinate and communicate activities between Grandscape, its tenants and vendors. • Coordinates tenant general contractor check-in and monitors daily construction activities. • Prepares or coordinates construction related work exhibits that may be required. • Review and understand architectural, engineering, millwork and signage plans, in order to interpret and uphold the Landlord Design Criteria. Provides approvals for submitted drawings and sign plans. • Perform regular site visits to check on the tenant construction progress and compliance with approved drawings and architectural plans. Logs and tracks progress. • Interact with city officials and maintain good relationships. • Coordinate construction activities with development, leasing and legal departments. Prepare construction related lease exhibits as required. • Coordinate and approve tenant construction plans prior to tenant seeking city approval.
